How long does conveyancing take?

The typical residential conveyancing transaction in Northern Ireland takes between eight and twelve weeks, though this varies depending on the complexity of the transaction, whether there is a chain, and how quickly all parties respond. New build purchases may take longer depending on the completion date of the property. We will give you a realistic estimate at the outset and keep you updated throughout.

Do I need a solicitor to buy or sell a property?

Yes. In Northern Ireland, the legal transfer of property ownership must be carried out by a qualified solicitor. This is not just a legal requirement. It is essential protection. A solicitor conducts searches, reviews titles, ensures the property is free of encumbrances, and manages the financial transaction securely. Attempting to handle this without professional help would expose you to significant risk.

What are property searches and why are they needed?

Property searches are enquiries made to various authorities to find out information about the property and surrounding area that might affect your decision to buy, or your ability to use the property as intended. Standard searches include local authority searches (checking for planning permissions, road schemes etc.), drainage searches, and environmental searches. We conduct all necessary searches as part of the conveyancing process.

What is Stamp Duty Land Tax and when does it apply?

Stamp Duty Land Tax (SDLT) is a tax paid to HMRC when you purchase property or land over a certain value in England and Northern Ireland. The amount payable depends on the purchase price, whether you are a first-time buyer, and whether you own other properties. We will calculate your SDLT liability as part of the conveyancing process and handle the return and payment on your behalf.

What happens on the day of completion?

On completion day, the purchase money is transferred from your solicitor to the seller's solicitor, and the keys are released to you. We will have prepared all necessary documents in advance and coordinated with your lender (if applicable) to ensure funds are in place. We will contact you as soon as completion has taken place and explain the next steps, including registration at Land Registry.
